Market update

It’s been some time since my last market update, and although we are just coming out of what is traditionally the slow Holiday season, there has been a lot of activity in our market. Since just before Thanksgiving through today, 36 units have sold and 26 units have been placed under contract. All things considered,
that’s great market activity! I’m excited to see what the late Winter and
Spring market brings. That is traditionally our busy season.

SEA ISLE NEWS:
Beach-fill work is expected to start in Strathmere within the next two weeks, with beach-fill at the north end of Sea Isle expected to begin around mid-December. After the contractor completes the north end between 1st and 15th Streets, their plan is to relocate the submerged pipeline (that travels from the dredge to the beach) from the north end to a point around 40th Street. Work will then be completed from 40th to 52nd Street. The City is working with the State to award the optional area of beach-fill from 30th to 40th Street, and hopes to receive 75% funding for this.

Phase 2 of Excursion Park, Beach to Bay Corridor - This project involves streetscape improvements to the public corridor along JFK Boulevard from the Promenade to Landis Avenue, and widening of the sidewalks along each side of this corridor by 3 feet. The work has started and will be completed by May of 2012.

Hurricane Irene Preparation

This Statement was just released from the City of Sea Isle City.

Hurricane Irene Alert

The City encourages all of our residents and visitors to continue to monitor the local news and weather forecasts; sign up for our reverse 911 and our e-alerts; and if you are in the City, review government access channel 2. To sign up for reverse 911 and e-alerts, go to the City website www.seaislecitynj.us, click on City News/Reverse 911 and follow the directions.

There has been no decision made yet as to whether or not an evacuation will be ordered. This afternoon, emergency management officials throughout Cape May County will meet to assess the storm track and determine the most appropriate course of action. By Friday morning, we expect to be able to tell people whether or not an evacuation will be ordered, and whether or not access into the City will be restricted. The brunt of the storm is expected to be felt in Cape May County on Sunday, August 28, so decisions to evacuate or restrict access should be made by Friday. The city will issue updates on the storm through reverse 911, e-alert, our website, and on Channel 2 as decisions are made and as the situation progresses.

Regardless of any decision to evacuate or restrict access, all residents and visitors should ensure that their property and belongings are secure – outdoor furniture, flags, trash receptacles, etc.

Sea Isle Real Estate market update

Market update covering the past 60 days.

Over the past 60 days, 38 units have sold in Sea Isle City and an additional 20 units have been placed under contract. Links to more details can be found below.

The same message holds true as in my last market update. The houses that are getting the most activity are those that are priced right (of course!) and those that are new or in like new condition. Sellers with houses that look and feel older are being forced to drop their prices to generate activity.

Keep this in mind if you are thinking of selling. Better yet, give me a call and we can discuss if you should do any renovations or improvements to your house before putting it on the market.

Sea Isle Real Estate market update

Here is a Sea Isle Real Estate market update covering the past month. 14 units have gone under contract and 17 units have sold. That's an average of 1 unit going under contract every other day. The houses that are getting the most activity right now are those that are priced right (no surprise there) and are either new or in "like new" condition.

Most buyers in this market want something in turn key, move-in condition. If you are trying to sell, you may want to keep that in mind. If a house is not in turn key condition, sellers are being forced to reduce the price to generate the demand.
